Spray foam insulation hell

Hi, wondering if anyone can help with an idea of costs. I bought my 3 bed semi in 2022. It's back up for sale as we need bigger. It took a year to get it sstc and I had the survey on Monday. But the buyers surveyor has told us that the house cannot be mortgaged by anyone until the closed cell spray foam is removed from the attic. This is due to a RICS change in 2023. Has anyone had this done and if so, how much did it cost you? I have people coming to quote in the next week or so and have had a national quote of nearly 7k so far. Yikes!

Not personally, but a neighbour recently sold their small cottage and they had to arrange the removal of the spray foam from their loft before their buyer could get a mortgage. Cost in the region of £5K I believe.

It is £6k ++ when I’ve seen it done. Plus it may reveal some problems with the roof.

7k is the figure I keep seeing mentioned on housing posts so it does sound about right.

The bloody stuff never should have been allowed in the first place.

We paid about 5k but it damaged the lining of the roof. Our buyers ended up having the tiles removed and the lining replaced

If it's an old roof, you'll need a full roof as well. Usually, it's only the main rafters that can be saved.

Ive been reading that pretty much the cost to remove, plus putting right any damage its done its only a few grand more for a new roof 🤷🏻‍♀️
