Our house went on the market today. We've committed the cardinal sin of seeing something and falling in love with it. I went to an open house the other weekend 'just to see' and then took DH back with me last week. He loved it even more than I did!

So, just to ease my nerves while we wait, I'd love it if you could tell me how long it was until you had an offer if you sold recently. Was the offer close to your asking price or did you have to take a significant reduction?

I've heard things are picking up but I'm apprehensive we'll sit on the market for months and will lose the house we love (which has been for sale for 6 months!). Our last 2 houses sold quickly, one in 2 days and the other in a week.

I love the green! Looks so cosy. The garden would be a dealbreaker for me (v keen gardener) but others will be happy with low maintenance. It’s a beautiful house.

I’m miles away from you in the south west but around me most things are sitting on the market for several months. My neighbours went on in July and still haven’t sold (although I don’t think they’re desperate to move), and a friend went on a fortnight ago and has had one viewing. Hers has tricky access though, which would put a lot of people off.

Just noticed you do appear to be on a busy road though @BunnyWilliams which will be the sticking point making it harder to sell than if it were on a quieter road, unfortunately.

Yes, we are on the main road through the village. I suppose it's subjective as to whether it's a busy road or not. It does get busier during rush hours but it's never crazy and cars don't tend to speed as we're in the centre of the village, rather than on the edge.

It will definitely put some people off. It didn't us though, we just fell in love with the house and were happy to compromise. Quite a few other houses have sold on this row in the past couple of years so there are obviously others who don't mind either. Just crossing my fingers that people like that are currently looking to buy!

I just sold my mums in 2 weeks and had as n offer accepted on a new place for her that was on for a week. (I have POA) so fast moving round our way!

I'm in Central Scotland. My brother bought & sold recently. The house he bought was sold in 5 days. His sold in 3.

He had about 10 viewings booked the day it went on the market & 7 the next day

Gorgeous house OP.

We've been on the market for just under a month (South East London). One offer which is nearly enough but last weekend introduced some buyers who seem very keen. Two second viewings lined up for tomorrow and Saturday. I'm hoping we will get the offer we need soon (because we also found the house we wanted to buy before we were on the market).

I saw a house on mumsnet a while ago with the same wallpaper feature wall as us.

The wall paper only came in 1 colour and is brown and magnolia on matt paper... the photo made the magnolia sections look metalic rose goldy-silver and shiny somehow.

Not even sure how thats possible but its impressively weird, the camera light balance must have been way off and just unable to deal with the contrast in the bright light.

Normally when I look on threads like this I always think the price is too high, and a quick look round the local market usually confirms this.

In this case though it's really hard to tell. There isn't that much information around to price it and you've got the added issues of a large house with a very small garden on a main road to contend with.

I suspect the agent valuations and spread in them may give you some idea of the uncertainty. But to me it doesn't feel wildly out.

But I think this is just one of those houses that someone might come along and love it pretty much instantly, or it could languish for a long time. It is a beautiful interior, the only criticism I would have is that it is maybe short a bathroom.

I think you just have to test the market and be responsive to the amount of viewings, comments and offers you get and take it from there.

And remember that when someone says "we don't like it because of the tiny garden" what they are really saying is "we aren't willing to pay that price for a house with a tiny garden".

I agree with @GasPanic that it’s a bit of a niche house that could take ages to sell because of the road & small garden or it could sell quickly because it is charming inside & presented beautifully.

We sold a hard to value house once. It was a converted barn in an area full of Edwardian houses so it was highly unusual.

That one did take a long time to sell and even the EA admitted it was hard to value. Eventually the right people came along though & loved it for all the quirky features.

OP, I live in the South so I'm of no use to you whatsoever, but I just lost 25 minutes browsing your beautiful house, then the gorgeous-looking village you live in, and finally the wonderful landscape it's all set in! Grin You have a really lovely house and your 'grown up' living room makes me want to light the wood burner, curl up on that cosy red sofa and not budge until April. And I love the green! Grin

Hope you sell quickly. Our knackered 20's ex-council 3 bed semi in an Oxfordshire village would probably fetch what you're asking, and now I want to relocate to your part of North Yorkshire...

I think the rush after the pandemic inflated people's ideas of the quickness to sell. I sold my last house just after the lockdown but it still took 3 months to find a buyer. Just after that they were flying off the shelves.

It's tricky now, interest rates have increased and everything is so expensive. Nothing is selling in our city.

Your house is gorgeous but you could still be waiting a while to sell.

Nothing is selling in our city

If nothing is selling then the prices need to come down.

Everything will sell if it's cheap enough.

Although, I realise you're exaggerating!

Our market is very slow so our house sat on the market for 8 months before we gave up and pulled it off. Local houses were eventually selling for their listed prices but were on the market for up to a year before they did.

Love the green, house is stunning. My house has a green sitting room and a red dining room. Alot of viewers have no vision, can only cope with magnolia. But I do our house for us, not for anyone else. You can redecorate when you buy a house, you don't have to stick with the sellers paintwork, so don't change.

Lovely house.

Our house has been on the market for a week and not one viewing yet. Popular area, best school catchments, doesn’t need loads of work and priced well. Everyone is surprised. I’m not hopeful of selling if no interest in the first week, think we will end up trying again next year.

I live in a village about 20 min away from Skipton, and things are selling really slowly. But - imo everything is overpriced. A house in my terrace went up for sale and sold instantly - but the price was reasonable! Meanwhile a semi detached across the street from our terrace had been on for about 6 months now.

LOVE the green living room btw.
