How long are properties sitting on the market now?

Our house went on the market today. We've committed the cardinal sin of seeing something and falling in love with it. I went to an open house the other weekend 'just to see' and then took DH back with me last week. He loved it even more than I did!

So, just to ease my nerves while we wait, I'd love it if you could tell me how long it was until you had an offer if you sold recently. Was the offer close to your asking price or did you have to take a significant reduction?

I've heard things are picking up but I'm apprehensive we'll sit on the market for months and will lose the house we love (which has been for sale for 6 months!). Our last 2 houses sold quickly, one in 2 days and the other in a week.

Hmm I agree I think the green is an issue. I love strong colours but if as you say it’s a different shade in RL then get the photos retaken- it’s pretty oppressive looking. Just the wrong shade (in these photos!) - proper retail Homebase green!! Also, as above - with the rest of the place quite neutral, it doesn’t quite work - the kind of buyers who like the muted rest of the house might be put off by it. It shouldn’t matter, but it does, you want them especially to love the sitting room.

That made me smile. It's most definitely not a Homebase green (F&B Bancha, so a very muted deep green) but I do think I'll ask the agents to get the photographer to readjust the settings on the photos.
The thing is, it was off-white when we moved in and that really was oppressive. It's a dark room anyway and it felt so dull and lifeless. The colour has really made it come into its own.

Not for everyone though, of course. Colour and design is so subjective. We would definitely consider painting if we're still sitting here in 4 months time...

If you're like my neighbour and your house is overpriced by a good 100k or so, then based on progress so far, I'd say over a year... Shame as I'd be glad to see him go. 😁
But then greed is one of his qualities.

Eek! I certainly hope we're not overpriced - we've tried to do a lot of market research and went 10k under the top valuation with a view to drop another 10/15k if necessary in the weeks or months to come. I think it's so hard for agents to price at the moment, some of the houses I've been looking at on Rightmove are either bargains or seem vastly overpriced. We went to look at one today that is on for 650k and it's absolutely AWFUL!! The condition was so poor, everything was falling apart and it stank of cigarettes. Immediate no!

Thank you! It's a dream to live in. We're in a lucky position that if all falls through, I'll be very content to keep living here. We've just had our new oak bannister finished on the landing today and it's so gorgeous it makes me want to stay 😆

No viewings booked yet but it only went on at about 4pm this afternoon. Hopefully we'll get some phonecalls at some point over the next few days.

Yes, we should. The weather wasn't playing ball when we had the photo taken and the views were blown out by the light but I'll take some of my own and ask if they can be added in.

Is the house you've fallen in love with in the same area as your current house? Has it had a recent price reduction? If it is and has sat on the market for six months and is now doing open days to generate interest that would be indicative of the state of the market where you are.

It's about 20 minutes away from us. It's in a significantly higher price bracket though, so I don't think I can make a direct comparison. I know it is taking longer for things that are more expensive to sell.

Similar priced houses in the area that were listed in July have mostly all sold, so I expect we're looking at 2-3 months.

NDN landlord is selling. Been sat for months and houses in this street usually go quite quickly. But I think that is due to tenants still on situ with no mention of this on listing, no photos and being massively overpriced. I hate the (druggie) tenants too so hoping it would go quickly.

To answer yr question, houses in my (rural, Scotland) area that are up for sale today...
A) Butt ugly new build terrace in a field... sorry "modern steading" still on market after over a year, for £500k ish. Size, location, layout all good, but SO ugly.
B) 3 bed duplex type appartment in beautiful historic building, no garden, no parking, £350k sold in couple days. Not surprised as had great living area and lots character.
C) 3 bed (small) old (1780's) cottage no parking, small, steep garden, overlooked BUT very nicely done with good EPC sold for £500k within a week.
D) 8 bedroom modern-ish house (sort of 1980's cheap new build effect but BIG) in need of mahoosive amounts of work on for £2.1m, still no buyer 2 years in, nor will there ever be.

Sold Victorian four bed terraced house mid August. House was on the market for two weeks, had one viewing, they offered the full asking price the same day. BUT house is in an historic part of a sea side town, ten mins from the beach with stunning sea views.

Ah okay, I didn't want to be rude and ask about price difference! I think people may have been waiting to see if the Bank of England reduced interest rates which they didn't and also people may be waiting to see what happens in the Budget.

I hope you do sell quick enough to secure the other house, you do seem to have been sensible enough to pitch the price at a good level and are open to negotiation - good luck.

My DD is currently looking in the Skipton area (not in your price bracket though) and the market seems to be moving faster than it has done for a while. That said, I think you may take a while to sell yours. It’s a good price for the number of bedrooms but the size of garden would definitely put me off and I think that something slightly out of the ordinary takes a certain buyer.

I have to say I’m not fun of the green either especially on the ceiling- sorry OP

We're in a slightly different position in that we're the tenants and the LL is selling up. It's all very amicable though so no hard feelings!

The house went live on RM on the Tuesday, 2 viewings were booked for the Sunday and the first one made and had an offer accepted. The house was very well priced though for the area as the LL was looking for a fairly speedy sale. One in the next street (quite similar, it's a newish build estate so not too much diversity in the houses) sat on the market for a year before finally selling. Ultimately it always comes down to price 🤷🏻‍♀️

If we were staying, they definitely wouldn't stay that way! I had grand plans for all the rooms but DH has decided that now's the time to make the move, so hey ho, I'll save my plans for somewhere new!

I'm hopeful that most people will like the plain walls (boring IMO), and perhaps like another poster will think our living room is horrendous. At least that's only one room to paint if that's the case though!

I think my point with that one is that sadly you'll probably have to paint over the green as the two are so different. As proved by some subsequent posters. Otherwise it does look unfinished

Ummmm took us just shy of two years and three EAs to complete. We lost three houses we loved during that time, one where we'd sunk a ton of money into the legal work and then the other side pulled out because we couldn't meet their timeline. They chose to take a lower offer. Timing, rather than money, could lose it. But on another one we lost, we got gazumped by a cash buyer who put up £50k more.
Try not to throw all your emotional eggs into this one basket.

I looked up Bancha green. Omg it’s nothing like - definitely get those photos redone. They just haven’t got the settings right - it looks flat and loud, not the lovely deep olive -toned shade it should be.

Re the paint colour (which I like by the way) , look up my recent thread on whether the presentation of a house influenced your decision to buy…..where you will find many people confirming that things such as paint colour were not at all decisive. Even people looking for houses that are pretty much ‘done’ are usually prepared to do a bit of redecorating if something is not to their taste. Unless you haven’t sold in a month or two and the feedback you’re getting from viewings relates to the colour scheme, I really wouldn’t worry.

I may be generalising but I suspect people who can’t see themselves doing any decorating or find it hard imagining a room with a different shade would be more drawn to new builds and newer/ plainer houses anyway so are probably not your market, but I may be wrong.

I'm not personally a fan of green on the ceiling and strong colour are a pain to cover (although if you can afford nearly half a mill Im sure they can afford paint too) but other than that personal taste it got such wonderful character and is a great size internally... Its however 3x more than our budget.

I find more expensive house struggle to sell as fast as there are less buyers capable of buying them.

There was an INCREADIBLE house near us (dream house type) on for £550k but it sat for 6 months before being removed as the average house price is between £70k (old terraces) to £300k (detatched new build town houses) so as absoloutly great as it was I assume its simply that no one could afford it.

Thanks all for your input. I've taken everything on board about our own house and it has been interesting to see the varied responses about how long things are taking to sell.

We've had a request for a viewing this weekend and hopefully there will be some more to follow over the next few days.

Well it's a gorgeous house and you say the area is lovely (I don't know it) so I can't imagine your house will take that long to sell.

The décor may be a bit much for some people (looking at you, green ceilings) but rooms can be repainted if so. The room dimensions look good. Not everyone wants a big garden as you note and your garden looks charming.
