Property information questionnaire incomplete

Grateful for any advice! We have found a house that we love and the TA6 form has lots of ‘don’t knows’. Owner of the house sadly has memory issues and the sale is being arranged by a lasting power of attorney.

Main things we are concerned about:
Appears to have been a shower room created downstairs recently but no mention of this on the form
Kitchen extended approximately 2005 according to survey (level 3) but LPA has written not sure on the questionnaire. They cannot locate any building regs certificate.

We only got the questionnaire today. Obviously will wait to see what solicitor says but panicking right now as was v popular (9 offers!) in an area where houses selling like hot cakes and we have (after much negotiation post survey) got it for a price we are happy with.

surely this sort of thing happens with probate sales and people still buy them and sell them at a later date?!

If the kitchen was created before 10 years ago I don't think planning can do anything about it, buildings regs can though I think. However you can get an indemnity policy if things like buildings regs are missing to cover any issues in the future. Same with downstairs shower.
Your solicitor will be able to ask questions about the form but it's not the end of the world if they don't have paperwork

Thanks so much! I have a feeling the shower room was within the last 10 years but we want to get rid of it anyway…
why is house buying so stressful!
