Is anyone familiar with this area in Enfield and would be happy to give their thoughts?

We are a family with two young children and are moving from north London which has a great community of young families. We’ve been priced out to upsize here so are looking at other areas now (feels quite daunting). Keen to hear any thoughts/opinions on this area as a few properties are up for sale that we like the look of.

Hi OP. I’m an Enfield resident and know Bush Hill Park fairly well (actually lived there until I was 6 but that’s a very long time ago! 🙂)

It’s a bit of a mixed bag really - quite peaceful and very pretty in parts, with some lovely character properties and a few nice independent shops in the ‘village’ part. The Raglan Infant/Junior schools have a good reputation locally - couple of friends have DC there and are happy with it.

But it really depends which side of the railway bridge the properties you’re considering are on (the side going towards Edmonton is cheaper and definitely feels shabbier and edgier) and BHP borders some much less sought after areas, so you do sometimes get police incidents and anti-social behaviour spilling over into the area (same story anywhere in London though really). Secondary schools potentially not great either unless you’re going for Latymer (super-selective grammar), although Winchmore School I think takes kids from BHP and has a fairly decent reputation nowadays.

I’ve known a fair few people who have lived there and liked it, although most have moved when DC reached secondary age.
