Estate agent board outside the front door

I live in a 2 floor maisonette. The property below is a rental flat. New tenants moved in about a month ago. Today, the landlords agent turned up and erected a “ let and managed” board just outside my front door. It looks rather awful and frankly I don’t want it there. Do I have any recourse eg if I ask the estate agents to remove it do they have to, or will they tell me to get lost? I’m really considering removing it and dumping it by the agency’s front door! Thanks for any info.

Ring the Estate Agents and ask would they kindly take it away as it’s literally outside your front door, if they won’t ask them how long will it be there.

Whose property is it on?

If yours then tell them it unauthorised and they must remove it (perhaps allow 48hours?).
it it's attached to downstairs' property there isn't much you can do.

If 'shared' property then it depends on the terms of it being 'shared'.

It’s a common front entrance. I am contacting the council to see if they have any regulations then depending on what they say I’ll either remove it my self, or if there is a regulation I will let the estate agent know and ask them to remove.

So the council own the freehold? Yes it's their call.

Many freeholders ban estate agent boards due to potential damage (drilling into walls to fix then), impact on the look / feel of the block, or risk (the board might fall and hurt someone).

Oh, I'd have no issue giving it a shove and a "whoops it fell down." And then, late at night, throwing it in the communal bins. Whose gonna know? Or frankly, care?

I too would make it disappear. Late at night in the dark with hair and face covered. Someone will get tired of replacing it. If both units are rented and not likely to be available anytime soon surely it’s unnecessary advertising.

No, the council isn’t the freeholder, but some councils have rules about estate agents boards. If I get no joy there I’ll remove it ( yes they drilled right through the bricks of the front boundary wall so will need to be careful). Good tip about hat and covered hair. I’ll throw in a covid mask too 😉

If it is blocking your view or causing an obstruction as it is a common area, phone the estate agent and ask for it to be removed. You may have to wait up to two weeks. (I've had to do that before.)

If it is just an irritant then make it disappear yourself. Over the years I've noticed lots of people themselves removing estate agent boards even those who are the vendors/landlords. (Yeah you can tell what the people I know get up to.)

So you haven't answered who owns the property it is on. If it's isn't council freehold owned then who dies own it? Who's wall has been drilled into?

I would phone to ask the EA to get it removed.

If they didn’t I would remove it myself and put it somewhere less annoying.

You are always better phoning council departments then emailing as they take weeks/months to get back to you.
