Reasonable quote for an Electrical rewire - 3 bed semi house?

hi all,
my electrician has quoted £5500 + VAT for full house rewire.
Is this reasonable?

No downlights or anything fancy etc.
It is for a full fairly basic rewire, replacing existing sockets + additional sockets with white plastic covers in all rooms, new fuse board, replacing lights/pendants, adding garden sockets, new light switches (with a couple of dimmer switches).

Thanks for you help!

very reasonable according to this: https://www.checkatrade.com/blog/cost-guides/rewire-house-cost/

Yes, that's about what we paid for ours last year.

Startingagainandagain · 03/09/2024 15:12

Similar to what I paid last year in the SE.

Yes - before I opened the thread that’s the figure I had in mind.

Reasonable. Have any of the neighbours or local friends had similar works done for a comparison?

gurgleenglish · 03/09/2024 18:25

Thanks all!
Forgot to mention that’s without VAT.
also, I’m in SW London.

I think that’s cheap. Remember you will probably need to replaster and you will need to redecorate throughout.

I asked my other half. We aren't miles away from you, OP. It is about right. DH asked if you are including wired in smoke alarms as they should now be fitted with a total rewire.

Hello, thanks for asking! Appreciate your responses! Is your DH an electrician? :)

yes, we are getting a heat alarm for the kitchen, and a smoke alarm each for the downstairs hallway and upstairs landing. That’s included in the price

it also includes a new bathroom electric extractor fan which will go into the vent in the wall (there’s already a “hole” there so electrician said they can put it in there).

I’m getting an 18-way fuse box too, to future proof a loft and rear extension.

Does your DH think the kitchen appliances should be on separate circuits?

thanks so much!

No prob's. Yes, he is, and he said the entire kutchen should be on a separate circuit, and also a separate one for the cooker.

Thank you, I had a convo with the electrician and he said the same.

the wire/cable to the cooker got tested and I was told it will only take upto a 10kW freestanding cooker. I said the cooker I’m getting needs 12kW, so he recommended I get a new cooker cable to accommodate this and the charge is £250 + VAT.

is that reasonable?

He said it's reasonable and necessary because you need a bigger cable.
