Jst realised house we are buying is attached to student rental

So we’ve had an offer accepted on a 1930s semi detached house which we will do some work to, but has great potential . It’s on a beautiful quiet road in a lovely part of Kingston (we’re moving from nearby so we know it well). However I’ve just googled the house we’re attached to and it’s a student house! Saw it advertised as one, seems like it has been one for a while and it’s advertised as a 3 bed although a 4th person can go in the study which is tiny… it’s a pretty small house with little communal space, they’ve put an extra room in the living room downstairs. But I’m already anxious about the prospect of noise and the uncertainly of tenants changing every year. Stupid me for not checking earlier..
We’re trying to sell our house which is a Victorian cottage attached to a rental that sometimes goes to students and so far that’s been great! But I hate the uncertainty. Especially as the staircases in the new house are not adjoining so we share a lot of common walls!
Would this put you off? Does anyone have experience living attached to a student rental?

Yeah it would put me off. If you're pulling out do it sooner rather than later.

University students? Not to tar them all with the same brush, but if you'd lived next to us in our student house you'd have had to put up with pre drinks a few times a week, parties, lots of singing, keeping irregular hours and all sorts 🤭

Even if you have some quiet students one year, each September brings a new set and I had the anxiety each time of who was going to move in. I wasn’t attached, but directly opposite in a terraced street. I still got woken up by them arriving home at 2am pissed, shrieking in the street. Living attached to them was worse.

I think you'll find different experiences for each year as you'll get different groups for each academic year. Some years they may be party animals, the next year they may be quiet studious mice.

Personally, I wouldn't take the risk and would walk away.

The only good thing is that if you have neighbour disputes, you'll get new ones the next year, unless if they were permanent residents, a dispute could overshadow your ownership for years, if not decades!

I suppose another good thing is that it will be generally quiet during the holidays, Xmas, Easter and Summer when the students are more likely to go home for a week or two at least!

I live next door to students and it’s miserable in spring, summer and early autumn with regular all night parties outside. They just don’t care who they upset as they move on every year. We’ve had a couple of quieter year ms but many more awful ones. I would pull out.

BIL, and SIL, and the 2 kids lived next door to a student rental for years. Even the good tenants that didn’t have parties or anything were still annoying because they have different hours to a family and are often coming/going late at night or early hours of the morning and they could hear them slamming the front door, pounding up the stairs, getting food deliveries really late and the moped revving outside etc. Then they change every year and there’s the stress of who will the next ones be and will it be the rugby team’s party house. They were relieved when they sold and when moving detached was their no.1 criteria.

We lived next to students. Some years it was great and other years it was just awful. We moved as soon as we could afford to.

I rent, but my building is let to working adults. The one next door is a student house. It is well kept. You can expect some noise in a built-up area but imo you can also expect some respect and give and take with it. Mostly, the students have not been a problem. The odd party, close your windows for the night and who cares. However, this summer's turnaround have been dreadful, especially the males. There's been screaming, a vuvuzela, near constant smoking, and an episode of climbing up the dividing wall which I hope was just seeing if they could, rather than peeping into a woman's bedroom, which they did. When I buy, next door to a student house might not be the biggest dealbreaker but certainly a very big consideration.

i live next door to students, it’s been completely fine so far. Key is that the landlord recruits himself and vets them all, and we have his number. We’ve never had to text him, but all the students know we have it!
