Buying in Bromley borough

Hi everyone. First time posting here. Will appreciate your help 🙏🏻

We are currently renting in Orpington (south of Poverest Primary School) but we’d like to buy a property in Bromley borough with a budget of around 550k.

Our daughter is 18 months old soon so we don’t worry about secondary schools at the moment however we’d like to be in the area that has a good choice of primary schools.

We viewed a couple of properties - one is on west side of Petts Woods (south of the Southborough primary school) and the other one not far from us, very close to Poverest Primary School.

We are new to the area and would really appreciate some guidance regarding the quiet areas to live in with kids. Thank you for your time!

Petts Wood or Green St Green/South Orpington (especially if you can get near Warren Road) are good xx

Would you move into Bromley, there are Highfield and Valley Rd schools

There's also St Marks school in Aylesbury Rd with a couple of houses in your budget in Newbury Road, Bromley south area.

Mostly a grim area, prefer Cystal Palace.

You need to be careful with schools in Crystal Palace. The area is split between 3 boroughs (Bromley, Croydon and Lambeth) and you might not be in the catchment area for the nearest school if you are on the "wrong" side of the borough boundary (Central Hill/Westow Hill and Church Road).

Rockmount is a good primary if you move to the Croydon side of the Palace.

You could’ve quoted me too. If you’re on the Croydon side David Livingstone is also good and so is Cypress.

If you want to prepare for good secondary schools the Langley Psrk boys snd girls schools are good and Bromley way.

I’d look around Hayes too, outstanding secondary school (1 mile catchment usually) and some 3 bed houses within budget in area. Very family friendly with good primary schools too, and much nicer feel than Orpington.

Petts Wood Poverest borders is a good option if you can’t afford Petts Wood proper, usually around Poverest school is still technically St Mary Cray but the Petts Wood side of the bottom valley road is generally ok. If aiming for Crofton school then another area to consider is the Place Farm estate near the school which also has catchment for Darrick Wood secondary.
