Looking to sell my empty BTL property, am I better to sell now or rent it for 6 months and sell in the spring? The property could do with redecorating and sprucing up, and I'm conscious of the budget coming up which will likely cost me an arm and a leg in CGT.

If I were you I would immediately get on with redecorating it and sprucing it up while it’s empty, with a view to getting it on the market asap.

Home that I had been renting out. It went through in exactly 8 weeks!

It probably depends on the type of home. If it’s a big family home with a large garden, best to wait til spring. 3 bed semi with postage stamp garden or two bed terrace with a yard, there’s no real sense in waiting. Middle of September is meant to be a good time to market.

It's possible, we went from offer to completion in four weeks BUT it was chain-free and had extremely motivated cash buyers.

Would six months rental be practical? How many people would be looking for that in your area?

I've put it on the market, let's see what happens.

4 weeks, that is impressive! Loads of demand for rental if no buyers bite, so that wouldn't be a problem, but it would be losing me money.
