Gas Boiler Service

Hello all

I had a gas boiler service done by an engineer (registered on Which.co.uk and gassafe register).

I’m just wondering if you could tell me whether I’ve been issued with the right paperwork for any building reg requirements, or whether there are any docs that I should request for my own files:

I received:

  • An itemised invoice listing the boiler service, disconnecting a non-compliant fireplace, flue test the gas fire in the other room.
  • An A4 sheet summarising general observations, recommendations and combustion readings.
  • The actual combustion report printed from the combustion apparatus (looks like a receipt - it details the oxygen level going in to flue as well as the CO2 and CO levels).

Does this all seem legit? Do I need any other paperwork?

Our boiler service is recorded in the boiler user guide ( a4 booklet sized ) by the engineer.

You’ve reminded me I need to book our annual service!

By “a lot” do you mean we’ve received a good amount of documentation? It’s the first time we’ve had a boiler service, so not sure what we should be receiving. Should we have been given a gas safety certificate?

I think a gas safety inspection is a different thing.
What you've received sounds like what I receive.

That is all correct. They didn't have to give you the print out from the gas analyser so you've go a bonus there.

Thanks @LIZS a relief to have more than less! Probably a silly question but should we also have a gas safety cert? We don’t have tenants or lodgers

A landlord safety certificate is different to a service, so no, you don't get one of those. You don't even need to get it serviced unless it is a condition of the boiler warranty. It's just a good idea to get it done.

I get a copy of the various tests done on the boiler (gas flows, exhaust things, stuff like that) on a little receipt-type piece of paper. I also get an A4 sheet, which I have to sign, the name of the engineer, their gas safe-number plus a set of tick-boxes to state was has inspected and any relevant comments.

This all from the same engineer who installed the boiler. He comes once a year and charges £120 for about an hours work, I'm in Kent and have been told by others that's a decent price.
