To list my house for sale bank holiday August or September 2024?

Hello, we were meant to exchange on my property in the south east 2 months ago but the chain broke 😫 So looking to re-list now school holidays are coming to an end. Would anyone know if I should wait for September or is August bank holiday a better option? Any idea how the property market is at the moment? Thank you!

I am currently at the start of the buying process in the SE. In the last couple of weeks, I would say it is sluggish. There is not much out there, and a lot is hanging around for a while. I'd get it on over the bank holiday tbh.

Personally I would wait until mid September to relist, when all schools have reopened and everyone wanting to move can give it their best attention. August has always been the less favourable month to sell, even worse than December. As for how the property market is at the moment, apparently it's a case of having to price your property much lower than you would a few years ago, but it varies from area to area.

Thank you both! May get it ready for bank holiday amd see what else has come on the market as you are right, there is nothing on that I would want to buy! The property we were purchasing has now gone under offer so back to hunting again.

I wouldn't list over the Bank Holiday, everyone will be busy doing other things and you will lose immediacy as by the time people turn their attention to house-hunting yours will not be 'fresh'. First week in September would be good.

I am now thinking maybe wait until September. Very hard to predict how the market will go after summer holidays as not been the best so far from looking online. Wish I had a crystal ball 🔮 Any predictions?

I'm waiting until September to list too, only a few more weeks to go. I've been looking on Rightmove under the Sold Prices tab (at houses which sold earlier this year) and was pleasantly surprised to find quite a few properties that would've suited me, price wise and location wise. My predictions for the market are that not much will change within the time frame of me (hopefully) moving. Did you get a good offer on your place, was it fairly near to the valuation the estate agent gave you?

We’ve been advised to list in the second week of September to start viewing that weekend (which will be the end of the first full week back to school), or the week after.

Yes we got full asking price but that was in April. All estate agents came in at a similar price which varied by £25.000 -£50,000 so we put it on at the lower price of £525.000, I think it was priced right for the location and size. All was going well until the couple at the bottom of the chain just pulled out so affected everyone down the chain. Our buyer just couldn’t cope with the stress and said they are going to now stay put until next year 😖 So this is now stressing me as I have lost my trust in the whole system as it can just change from one day to the next. We spent money on a survey for the house we were buying and now waiting for the bill from out solicitors for the sale of our house up to exchange. 😫 I just wonder if the market will pick up in September as I have heard it has gone stale since we last marketed in April and so haven’t seen many new ones come on. Hope you manage to sell fast when you decide to list 😊

I think you may be right. I have already decided not to list august bank holiday as hoping in September others will list theirs too so more buyers will be actively looking, good luck with your sale 😊
