We're thinking of offering on this house but the kitchen diner feels quite small, and there is no utility & the downstairs loo is outside! We want to extend to the end of where the outside loo is, so wouldn't need planning permission I don't think but how would you have internal layout? And how long do you reckon it would take?

Is the fireplace in the dining room in use?

No. It's currently got built in unites either side of the chimney breast. No actual fireplace though

Here's a crazy idea.

Move the kitchen to the chimney breast side. Build your oven in one side and fridge freezer in the other. Put a peninsula in with your hob and sink.

Block existing door, this area becomes pantry.

Move entrance to end of hall, gives direct view through house.

Dining table in Old kitchen side.

Consider another door out where window is with a sun room, which leads to loo. Sunroof could be utility if not elsewhere.

Amazing picture attached.
