Orpington- Crofton Road advise

Hello All, After multiple failed attempts to buy a property we again fell in love with a house that checks most of our boxes. It is on crofton road near station and crofton road is a busy A232 road. Partner thinks the noise will be overwhelming and property will be harder to sell in future. At the same time the property prices on the road are insane, even touching £1M so don’t really think it is an ignored/avoided road. Seeking sincere advise from the folks who lives in the area. How bad it will be in terms of noise and property resale aspect?

I know Orpington quite well, and we lived on Crofton Road for a while as a child.

Yes it’s a main road but it’s not a dual carriageway. It could be worse. Also, the houses that are on Crofton Road and Sevenoaks Road tend to be bigger and have more space than the houses squashed into the quieter side roads. So it’s a trade-off.

If the house has a big garden and is set quite far back from the road I’d say go for it. You won’t get the same space on a quieter road unless you go up several price brackets.

Thanks, The houses on one side of the road are far from road with an ample area in the front but the other side where we saw the property is closer to the road. So probably will have to be at peace with the noise :)

It's a really busy road. I often wonder why there are such big houses there but I guess it's the trade off for the traffic.
