As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

@SeLHopeful2024 when we bought our current place, the windows were in a very poor condition. We have changed them but it wasn't urgent at all. I'd take that with a pinch of salt.

Certainly nothing seemed to be really bad, and there was no damp found anywhere.

I think now my excitement has worn out and now I'm getting nervous.

Agh my solicitors are now saying they are delayed in progressing because I havent returned something to them that I actually returned 2 weeks ago!

I have hired my surveyor today. I was given details of two. One ignored my request and was quite snippy on the phone. I went with the one who did as I asked, was lovely on the phone, kind and friendly. Bonus they are cheaper too. Eek it is all happening! Also had to see ex h today to sign forms for the sale of mine.

FTBs here, had an offer accepted yesterday on a house we viewed at the weekend.

Was the first viewing we'd ever done...we're possibly crazy for offering on the first one we've been to but we loved it.

Feeling soooo overwhelmed today by the whole process...suspect I'll be here to pick all of your brains through the next few weeksGrin

Update from me - I've had to raise a number of concerns with how my solicitors are dealing with my purchase/sale. The largest concern that is they were telling me that they were waiting on the local searches to be returned on my purchase. They told me they were due to be returned on 11th September, which would have been over 5 weeks since they were requested?!!

I did a bit of digging, and I found out from my council that the searches had already been returned to them nearly 2 weeks ago.

It seems like my solicitors thought I was going to be happy to wait until 11th September for the searches to be looked into. I knew it was wrong, and it had been niggling at me so I thought I would try and find out as I came across a website that listed all the councils turnaround time, and it told me 10 working days for mine, which was then confirmed by the council as being correct! 😡😡

I got my level 2 report back today. There was a lot of item that require serious need of attention. Is it a good idea to share this report with the estate agent. Looks like I am back to the drawing board. I have to look for a new house now.

So before you do that, I would try to speak to the surveyor as sometimes these things are not that bad. We had woodworm flagged as red but when we spoke to the surveyor he was just like "oh that's just so you know to spray it as soon as you move in- it's not major at the moment". Similarly, the roof had a few cracked tiles and that was flagged as red because he figured I'd want to sort it before the winter.

Also, cynically, I've never seen a house that doesn't have damp according to the survey.

Obviously if the surveyor has flagged things which are going to be crazy expensive, whichever way you look at it (like the upstairs floors are bowing), then consider pulling out, but if it's less clear, then call the surveyor.

We should be going on rightmove today. We have also got viewings today tomorrow and Saturday. We've had one viewing already but got no feedback at all. Is that standard?

Damp and timber survey has come back and nowhere near as bad as we thought, just condensation issues which can be sorted with additonal ventilation. Problem now is that vendor has gone AWOL and is meant to be providing survey on the floor joists...

@kirinm take it as it's just not for them as in not that they'd buy it if they didn't need to put in a kitchen or repaint. There's nothing wrong they just don't love it.

I am completely sleep deprived and fighting to stay awake so if anyone can decipher that, go ahead!

Sold. Offer accepted on new house. Survey on our old farmhouse Monday for their valuation and they are also instructing their own private survey. Does anyone know why this wouldn’t have been tied to the mortgage one as an upgraded version of the simple mortgage valuation.

Is this normal?

I’ve only ever done one survey on a house, so not sure.

According to EA the solicitors have been communicating in our chain and decided a completion date of 16th September.
So expecting and update with exchange date soon!

Have got three removals quotes coming in within the next 10 days but unexpected requirement to get a new kitchen has put a huge dent in our emergency/moving fund.

We received the fixtures and fittings list only last week for our onward purchase and NONE of the fitted appliances are in working order. Add on no space.for a dryer or separate freezer and we're going to have to rip the whole lot out. Absolutely no money for this so having to look at 0% finance options like Homebase and B and Q.

Plus, hubster might have to do all the packing himself if the .removal and storage quotes come in over 3k.

Baby due in 4 weeks >_<

@RightStuff might not be that bad as pp said; surveyors do tend to be quite dramatic. Also be aware that their estimates are nearly always a lot more expensive than the specialists so don't be put off by that.

I've never had a surveyor (moved.three times) that's not said I need a new roof. I've never replaced a single one, just a few slipped tiles on one. It's always worst case.senario they're literally past to.find faults.
If you think it's too much to take on do give the reasons to the EA for pulling out as listed on the survey but be careful of sharing the document without the surveyors permission.

Long term lurker, and thought I'd tell my story!

Made the decision it was time to move out of rented and into a mortgaged home about this time last year. It was actually suggested by my mum, who offered, very kindly, to give me up to £50K to find a house I loved.
4th January this year, I contacted a mortgage broker who came highly recommended. And I have to say, he was fantastic throughout. My situation was a little complicated because I have a massive deposit (almost £200K), but my income isn't massive as a single person.

Ended up viewing 6 properties, and went for the 5th one I saw. I have slightly settled in terms of area, but it's still a lovely area and the house just had immediately the right vibe. Strangely, it reminded me of the house of our next door neighbour growing up, a lovely mad Scottish lady who was like a grandma to us. I immediately just felt safe and at ease there.

Put in an offer at the end of April, and with a bit of negotiation we agreed a price at the start of May.

I hustled HARD to get all my paperwork in promptly. Ordered the survey... and then nothing really happened until about 10 days ago!

TYPICALLY, I'm off on holiday for a week in Italy on Sunday. 😂Fortunately, my solicitors have been fab so far, and are gunning for exchange tomorrow, with completion on the 11th! Fingers crossed for tomorrow!!

Our chain is now complete. Yay!
We have a chain free buyer moving into ours, then we're buying the next house up, those guys are buying a chain free place.
Is that a chain of 3 or a chain of 4?
Realise I sound pretty stupid asking that but I can't figure it out 😂
And either way does that count as a long chain? I REALLY want to be in before Christmas (ideally quite a bit before Christmas actually!!) and trying to figure out if that's likely.

A word of caution on taking out credit before completion- apparently there have been cases of people going out and purchasing loads of furniture on credit and then the bank rejecting them for mortgage at the 11th hour. If I were you I'd wait until you are moved in until you purchase anything pricey on credit... if you have or can buy air fryer/slow cooker/electric camp hob you should be ok for a few nights while you get yourselves sorted.

In fact, thinking about it if you haven't exchanged yet then I would think about knocking the cost of the new kitchen off your offer and seeing what they say....

Yes this! We need a new sofa and with 12 week lead time would be much better off ordering before we move in but our mortgage broker specifically warned us about buying anything on credit or doing anything that involves a credit search (I also want to move some money to a new 0% credit card) until we are in the house.

Hi, can I poke my head in please? DH and I are FTBs, had our offer accepted on a property last week.

Due to previous (very old) poor credit history and me starting a new job next month, mortgaging has been tricky! But we think we've just about got there with the DIP.

I need to choose a conveyancer, but can't until we've nailed our lender down, what if you pick one and they they're not on the panel if you have to change lender through the process?!!

It's all quite terrifying to be honest.
