So we are buying and selling. I made a special trip to collet the papers today for signing, understanding that everything is in order. Then had to ring my solicitor about a minor query and asked if they had any idea of an exchange date. They said that they didn't know if everyone else was ready yet and written today to ask. There are only three of us in the chain and I'm sure I had been told last week everyone was ready! Aaaaaaaaaaaaaargh! Pass the gin please. At least it's all still on - anyone else out there in the same (nervous) boat?

Thing is I'm a wreck and we haven't actually had anything go wrong yet - it's just the atmosphere of waiting and suspense that gets to me!

We were in the same position as you last week and have now completed. Two weeks ago we were told we were ready to exchange and literally everyday we'd get a call saying, it will happen tomorrow. It was ridiculously stressful as we were worried the buyers would be influenced by what was on the news and would pull out at anytime but luckily we exchanged last Wednesday and completed last Friday. We are now in a rented place, with our stuff in storage and will start looking for somewhere new now. Good luck to you, I'm sure it will all go through smoothly but I can sympathise with how you are feeling!

Yes, similar boat. Very stressful. S'posed to exchange on Monday but been deferred til next Monday. Want a complete news blackout between now and then so no-one is influenced by the doom and gloom stories.
Any of that gin left? Yes, I do know the time.....

It's bloody awful, isn't it - we're due to complete next month but don't have an exchange date yet. Am having irrational nightmares about buyers circling like vultures, gleefully lapping up the news reports and just waiting to gazunder. Am trying to remain rational - we have already substantially reduced the price, the house is great and our buyers seem like decent people...

Pixelherder - are you me? That's is exactly our situation and also what I'm thinking!

I'm just waiting for our agent to call back as the buyer wants to come round again on Saturday with his electrician. They've already been round once and it's dd1's birthday so I could do without it really. Think I will be very strict about the time! I also need to ring the solicitor as we've noticed that the name of the street we hope to move too is being spelt in two different ways on documents!

Why is your buyer coming around with his electrician?

I would not let him until after an exchange otherwise he might say oh £10k worth of work needed before I can exchange I want a reduction please

Our buyer did that 2 days before an exchange - he wanted to show the children, I told him no unless they were paying the mortgage he exchanged and it was never mentioned again...and they didn't come round

He's been round once already with him - they are letting the house to his brother so it needs to be at a certain standard. Now - as the regulations have changed -anywhere he buys would likely need work so I wouldn't be too keen on a drastic reduction on this basis - as it's not property specific iyswim - it's like asking for a reduction because you need to put an access friendly bath in for instance isn't it? I don't see why they are coming again and I do want to get that clear.

You could always invite him right in the middle of DD birthday party and watch him run for the hills as lots of DC fuelled with chocolate and cake try to help him

Our estate agent once suggested I did a viewing an hour after DS birthday party...she was very sweet but didn't by her own admission have any experience of children

right just rung - he actually wants a second quote as the first one was, in his opinion excessive. Fair enough - should be fairly quick. I've had a brief panic-stricken moment but actually it's not too bad - we can certainly afford to meet him half way on the cost (according to the figures he's given the estate agent) if necessary and I don't think we should be required to do anymore than that.

You will be fine....sit back, relax and picture yourself on a beach with a large G & T in hand. DH is grinning at you in that I really love you fashion, DC are playing by your feet quietly and without injury. You look fab in your new bikini, your tan is coming on well and the biggest decision you have to make is what to have for your evening meal....and breathe

Obviously you have consumed far tooo many G & T's and DH will have to carry you to the restaurant but ho hum

Good news NL. I was v jumpy today too as a surveyor came round to do a valuation. Thing is we had already had a surveyor here (from another company) for 2 hours last week, so I convinced myself that this one was coming to do some special 'beating the price' down valuation. I spoke to him and he said he'd been sent by the buyer's building society, which sounds pretty normal, so hopefully all is okay. Still a bit odd that they had a separate survey though, I thought the survey and valuation usually happened at the same time.

We were in this position last year. My buyers asked if they could send a bloke round to give them a price for a conservatory and didn't even come with him!

Then they asked to leave their plant pots in our garden the weekend after we exchanged, as her brother could bring them over in his works van. We were going to be out when they brought them round, I was praying it didn't rain as our garage roof leaked when it rained!

Our buyers had 2 surveys too Pixle, but one of them was doing a survey of the ground to check for subsidence. He only came in the house to look at the windows! Then a 'proper' surveyor turned up 2 weeks later.

Two surveys is fine - it's just that most people pay the lenders surveyor to do their own survey as well as the valuation for the mortgage. How annoying for you to have to be in for both though. I'm a bit calmer now - chain-eating mini eggs though

Right! Bin the gin and get out the champers. WE EXCHANGED TODAY!!!!!!! S'posed to be Monday, but everyone suddenly ready so it happened!!. HURRAY!!!!!!!!!!!! Hope it's the same for all you guys too. Glug, glug, glug.
