Searches delayed 6+ weeks and holding the whole chain up :(

Hi all
In the process of moving and everyone in the chain is ready to exchange except our buyers who’s searches still haven’t come back 6 weeks later. Their solicitor initially told us they were done and later on said actually no their not!
Everytime we are given a new date for them to come back, they never do just get told there’s some kind of delay. They are being done via a search agent and we are quite honestly at the end of our tether with it now. 6 weeks and no progress and it looks as though our kids will lose their new school places for September now :(

Most solicitors use a search agent, so that's not unusual. If there's a delay, then it will be either with the search agent or the Council, so not much you, your solicitor, your buyer's solicitor can do about it.

It is highly likely that all the searches are back, except for the Local Authority Search. Unfortunately, should any of the searches reveal anything concerning, then the buyer's solicitor will need to make further enquiries in relation to it. So, that also can delay the process. There is a search indemnity policy they could buy, but while that would protect them financially, it won't show them what the searches reveal.

If you are relying on your buyers to part fund your purchase, then you and anyone else in the chain will have to wait.

You are only really ready for exchange, when all parties are ready.

Hopefully there will be no problems/issues revealed in the searches and you will proceed quickly and in time for school.

No advice from me but it's such a pain isn't it. I'm a buyer and my solicitor requested the searches last week and I've just been told that my council are taking around 4 weeks to come back 🙃 I think it's worse because of the summer holidays. I just don't understand why it takes so long!

Might be local authority ones. They take a bit longer than the others to come back.

Took about 8 weeks! But we did complete last Friday! Once they were back everything moved quite quickly
