Where would you live if you worked in Westminster....

Struggling to settle in our current area - been here about three years now and it's just not clicking with me, despite our lovely house. I'm thinking about moving south closer to the London office.... the difficulty is I don't know where I would go! Our criteria would be:

  • Ideally not London itself!
  • One hour commute to Westminster
  • Good state primary school catchment areas.
  • Budget max of 900k.

Does anyone have any recommendations?

We live in Cambridge and a former colleague of mine has just got a job in Westminster. She works from home part of the week and the commute in is not too bad on days when she has to be in office. She loves her house and has no intention of moving.

I know someone who lives in Essex and commutes to Westminster. It’s a longer commute than that though.

Kent? Get the train direct to Victoria and walk from there? It's only about a 15 minute walk

Sussex is the obvious location for trains to Victoria. I'd start looking there, all along the London to Brighton line.

Waterloo is a short walk, so anywhere Surrey/Hampshire. Even Herts/Essex isn’t too bad if you get a train that goes in to Stratford and change on to Jubilee (although I find Stratford station a bit of a nightmare).

Rightmove has a function where you can put in work location (and other locations like family), select your max commuting time and it will show you where you can live.

There are two grammar schools in Orpington - one boys and one Girls - you can get trains from there or places on the route to Victoria. 38 mins from Orpington and less as you get closer. I worked in Westminster for many years and son went the boys grammar. We lived in Penge (an 18 min train journey) but there are sleepier Kent places on that route.

Near Alton, Hampshire. Train takes about 1hr 15 into Waterloo. Its the first stop on the line so guaranteed a seat at least on the way in.

Honor Oak, Forest Hill, Sydenham. Easy commute, overground to Canada Water and a couple of stops on the Jubilee line. 40 mins, depending on walk to station
