Chain free: how much added appeal?

how much more appealing do you find a house if it is chain free? Would it make you offer on one house over another or more of a ‘nice to have’? Or does it not really make a difference to saleability?

It would make a massive difference to me. I've always bought chain free and am horrified by some of the stories from people in long chains that collapse.

Chain free is the ultimate goal especially if you are having to move. It provides you with more security that the sale will go through and the vendor doesn’t decided not to sell cos they can’t find away where to buy or would rather stay put.

It wouldn't make any difference unless I liked the houses completely equally. I'd prioritise the house itself over the length of chain, unless the chain was ridiculously long. But if I did like two equally, I'd choose the chain free one for sure.

wouldn't make me choose the house, but I'd be happy if the house I chose was chain free as long as it wasn't coming with additional problems with probate, divorce or tenants etc. It might persuade me to offer a bit more money for the ease if it was a haggling situation.

Big difference! Having been let down by someone who couldn't find a place, having chains broken stalling moves, my last property was chain free and so much easier! It's not a guarantee, as I've bought another chain free and it still took forever, but it usually takes a huge chunk of stress out of the ridiculous way you have to buy and sell in this country.
