Where do I begin for house re model?

anyone with expertise, your advice will be appreciated.

I would like to plan a new en-suite bedroom downstairs so I can get some rent in to cover our mortgage so I can give up my second job. Who do I call to help plan this, so I can judge whether it’s within our budget or I can get a loan.

I’ve read architects plan all the construction etc, but take a percentage of the total costs… I just want someone to help on a budget, so I know what my options are.

sorry, I’ve never done anything like this before, so explain it like I’m dumb.

A medium to large building company would be your best starting point IMO. Large enough to be able to handle the whole project. Ask around for word
of mouth recommendations.

If they are interested in the project they will come and give a rough (non binding) quote.

Bear in mind that different quotes may reflect different standards (eg all plumbing chased into the wall vs just boxed in).

Oh and don’t choose a builder without speaking to a couple of their previous customers

It wouldn’t require an extension as it’s already built, but the extension needs a new roof. No planning permission required only internal changes (apart from the roof).

So if it’s a matter of internal changes, I can just call up building companies.. Sounds good.

Won’t need an architect - a builder will suffice - but get quotes from more than one and look for reviews of their previous work.

You’ll also need a plumber for your en-suite works too as well an electrician… unless your builder is multi skilled then may bring the cost down a little!
