Hi all,
Can anyone offer me any words of hope or advice.
We were about to exchange contracts with our buyer last Friday after 6 months of conveyancing. Lots of slow conveyancing!
Exchange did not happen as their mortgage lender has now reviewed a deed of easement for foul drainage and despite it previously being signed off and okay'd by the mortgage legal team, now someone has said at the 11th hour that they do not like the wording of one sentence in the deed of easement granted. Wtaf??

We had the removal firm booked for tomorrow as we were due to complete. Our sols had hoped for simultaneous exchange and complete.
We had to cancel the removal firm at 5pm tonight. We are so upset. We have a rescue dog and children to consider.
The buyers sols have been in contact with the buyers mortgage lender since Friday apparently trying to resolve. The three sols involved our end (buyers, us and land owner) all agree wording on the deed is standard and are flabbergasted they (mortgage lender) have created an issue just as mortgage due to be drawn down!! Especially as they have it in writing that it was all signed off?!!!

We have packed our lives into boxes. Our own mortgage offer expires Monday next week. 6 months since offer. It's been all hands on deck trying to get this over the line.
I've been crying all day as we have youngish children who don't know if they are moving house or not. We have packed their computers everything's our house is a mess?!!
Has anyone experienced this?
How can the mortgage lender give the thumbs up previously and then right when we are about to exchange, somebody decided they don't like the wording of one sentence!!
It has been passed to a senior member of the legal team at the mortgage co, and we are just awaiting news tomorrow.
I feel so anxious, I haven't slept or eaten all day because I feel sick with worry. How can this be happening to us. It seems so unfair.

Our own mortgage was drawdown today ready to complete tomorrow, but they have said we can have until Friday to complete. It's going to be 2 days of hell whilst we sit and just wait . I feel so sad.... handhold please 🙏 xx

Apologies, I have no legal advice but just wanted to say hang in there - I'm sure it will be resolved. Feel a lot of sympathy for your situation.

Thank you. Feel like I'm in nightmare.
The buyers sols have been told every hour today that it is with the lending team. They have not had any updates at all. The buyers sols are adamant the deed wording will not be changed. Our mortgage and buyers mortgage both expire this week.
I feel like naming and shaming the buyers lenders who have messed this whole thing up for everyone.
We even had post yesterday for our buyer who has clearly already had their post redirected.
Peoples lives are being screwed with 😩😩😩

Yes thank your I think this will be our port of call on Friday if things have not been sorted. I believe they possibly have a grace period of 14 extra working days should we request it.
I've already booked this week off work though to move house. It's such a mess. Started my post redirection etc. Such a difficult time. X

Absolutely feel your pain. Just moved my mum who had been told for about 6 weeks she was going to be moving that week. There was a baby born to one if the chain kn exchange day in the end because the move had to happen because of mortgage offers running out.

Hers was because of a shared ownership partner having no sense of actually needed to do anything to a timescale - which they'd set out!
