Boiler service records

Hello, maybe a silly query but google
isn’t turning up what I’m looking for. We’re getting ready to put our flat on the market, we’ve lived in our flat for 10 years (was new when bought) and haven’t had the boiler serviced routinely just ad hoc over the years as it’s always been fine. We’ve just had one done, so have the write up from that but i can’t locate the paperwork from past years. Are they uploaded anywhere like an EPC? Google is only showing me landlords certificates

hi, I don't think that they are, but if you call the company who did the service they can send you the report. I just did this as had the service, but didn't get the report - I called up and they emailed it over to me. Needs to be within 12months to be valid.

Never bothered in any of the houses I have bought/sold

If its 10 years old they may want a new one anyway or they could get an engineers report

No requirement at all unless you re renting the property, in England.

However, a basic boiler service is fairly cheap, the houses we looked at recently, all had a boiler service done.

Just re assures the buyer the thing will work and they shouldn't have any surprise expense.

No-one needs full service history on a boiler. Just give the solicitor the latest one.

You don’t have to have it in order to sell. If the boiler is more than 10 years old and not serviced annually it likely won’t be under any kind of guarantee so an up to date service report is really the only relevant thing.
The place we bought had a 3 year old boiler with 7 years left on the guarantee but you have to get it serviced every year to maintain the guarantee. It was a bonus but we would still have bought it without it.
