How do property developers find sites?

Posting purely out of curiosity!

We've received a couple of letters in the last year from property developers, telling us that they specialise in developing "underused outbuildings" - basically offering to buy our garage and build a house on it. We have zero intention of selling a chunk of the garden or developing the garage into a liveable property (where would we keep the bikes and assorted garden stuff?) and told them to go away. But I have been wondering how on earth they identify these sites for development!

It's not an obvious abandoned corner property like the the ones on their website. Are they scouring Google Maps for terraces with longish back gardens and an access track? Does anyone have any suggestions? (Outlandish ideas also welcome, it's a slow day in the office)

For bigger sites/development opportunities Local agents and and networks who keep them up to date with potential sites. For something like the one you received, they probably target a whole area/estate/community in areas with prime land to see if anyone bites.
