Redrow New Build - Upgrades

Hi,

We’ve recently been looking into buying a new home with Redrow and have found one we love but all of our equity is in our house and so we wouldn’t have the money to pay the verrrry expensive extras / upgrades that they ask you for upfront. The house we like is at the stage where the roof beams are now on and I was told by Redrow that once the roof is on, options need to be paid for and decided upon. I’m just wondering if anyone else has bought a new home from Redrow or another developer that hadn’t yet been reserved or sold so that the developer put the extras in themselves? And if so, how far along was the build? Or did anyone have any luck with negotiating the extras or anything similar? Basically exploring all of our options!

If the house isn't sold by the time of fitting out then it will be completed to standard specification.
The developer MAY provide upgrades or allow some limited options (flooring, turf etc) but it will be too late for anything that needed to be done during the build (lighting, power/ethernet/TV points, alternative bathroom/kitchen options, tiling etc).

I viewed a Redrow house with a first time buyer a couple of years ago. The buyer had saved up 10% of the purchase price and had a MIP which would cover the sale price of the house.

However the purchaser would need to find another £20,000 for the finish ie flooring, bathroom tiles etc.

She walked away as the house valuation would be out by £20,000 .
