So we are in desperate need to find our next house as ours is sold and the sellers pulled out of the one we wanted.
we have been to see a new build property which is slightly over our budget.
this house is a corner plot, L shaped, one half of the house has oddly shaped rooms. As in not your standard square / rectangle shape.
garden is smallish and looks like they built the houses around it perfect and left the odd nooks and crannies to be part of this garden.
one of our main requirements was a garage, which is does not have.
they have reduced the house to £414 (10k reduction)
I want to add a house in the development next door which has a garage has bay windows and great size garden is going for £410k (this is also an option for us)
now, the developers did a financial check and think we should be able to afford £395k (5%) and are happy to offer the difference as deposit contribution. Now we don’t agree with that and we feel we could afford 10k less, that being said we want to ask them for 10%/12% contributions based on the features of the house and the possibility that we will struggle to sell this house when it comes to it.
just wanted to know if developers are normally open to offers? They said they cannot reduce the house but can offer stamp duty or deposit contributions. We are happy to go with the 10% and maybe even the stamp duty help( am I dreaming now lol)
what’s everyone’s experience is it worth me putting to them without having the phone slammed on me?
