What bank or lender is more favourable to lending a 20 year mortgage term up to age 75?

It’s a long story but we have several properties to sell, have sold 2. One going on the market next year - due to tenants. We need to buy a house to live in!!

Plan to take out a Tracker mortgage, and then reduce the 20 year term to 10 years and cut the borrowing by 50% in 12 months.

I know the likes of the coventry building society loaned up until 80 years of age. The age isn't the problem it's the income at that time. So good pension plan etc

Last year Nationwide was prepared to
lend to my other half up to the age of 74, due to a decent private pension. He was 41 at the time.

Nationwide will be fine if you can prove income up to end of term.
