Just got some eye watering quotes for renovating our house and adding a loft conversion, but wondering whether it will be worth it.
House is a Victorian end of terrace in London. Currently 3 double bedrooms, 1 single and 1 small bathroom.
Works would involve: merging the single and bathroom to create a big family bathroom with separate large shower, adding 2 double bedrooms and shower room in loft (so house would have 5 double bedrooms, 3 bathrooms (we also have a shower room on ground floor)). We will also be replacing all windows with timber sashes, replacing boiler with mega flow system, and redecorating throughout first floor. Cost is well north of £150k, and it will apparently add a similar value to the house (so we won’t make money on it right now).
Downstairs there is a large through lounge (2 rooms knocked together), utility/shower room and kitchen (small but fits a dining table).
We want to do the side return at some point but cost prohibitive right now. We will either move in about 3-4 years (for dc1 secondary) or do the side return and stay. If we move, wondering whether the fact we haven’t done the side return will mean the house feels top heavy? Or is this really quite common in London?
Building costs are just so crazy right now.
