First time buyer - Survey

Hi all,

I'm a first time buyer and have had an offer accepted on a house yesterday. I've instructed my solicitor and have an appointment arranged with my mortgage advisor next week to go through the mortgage application properly etc.

Probably a silly question but at what point do I arrange the survey? And can anyone recommend a company? I've had a look online but feel a bit clueless with it all. I'm based in North Wales, near Conwy if that makes a difference. I've read through the various Levels and think 2 would be appropriate but not sure.

Any advice would be really appreciated, thank you!

Most people probably go for the Homebuyer Report which I guess is level 2. Search online for local surveyors - the mortgage company will need to see the valuation to support the lending. You can instruct a surveyor right away - just phone a few local ones and ask about their cost and ask how they're fixed for timescales - the market is a bit quiet right now in many places but it's also holiday season. If you're stuck for names, ask your solicitor (assuming they're local) or your mortgage advisor for some local surveyors - there are usually a few local ones that most people use. Solicitors are usually good at answering these sorts of questions, even though it's not a strictly legal question - don't be afraid to ask them for general advice and guidance on the process.
