Kingston Upon Thames- KT1 area advice

Hi. DP and I are finally in the market to buy!
After years of renting in KT2 and KT3 we have started the search.
Found a house we like in Charter Road KT1 and wanted some advice on the area. Appreciate everyone is team KT2 (I totally get it) but we’ve been priced out of the area.
The roads around Norbiton station are lovely and Charter Road seems to be the road where things start looking a little less nice. Does anyone have advice on the area? Is is worth investing it? I like the proximity to Norbiton Station and New Malden if required. Or do I rule this out completely and focus on homes that need loads of work in KT2/3 (maxed out at £600k purchase price due to deposit). We have one child but he is already in a great school due to previous post code so that is not an issue.

Hi, just wondering what you decided because we are having a similar dilemma. Do you know if there are issues with crime around the charter road area or is it just that the houses aren't quite as well kept?

Hi. So we went back and forth on the house for ages and decided not to commit to the area. For me it’s that the houses aren’t as well kept and there is a lack of green spaces around. I don’t think crime is a problem, I spoke to a lot of people that live around there. Another factor for me was schools, not a great location for Kingston or New Malden schools (for resale or rent potential).
Ended up buying in New Malden and really happy here!
