New to mumsnet but been reading posts for a while!
My partner and I have had an offer accepted on a house where the graveney river runs behind the garden (seely rd, Tooting). The river itself is really under ground and not much water but conscious it's summer right now.
The environment agency long-term flood risk calculator says it is high surface risk and medium river risk. Next door, meanwhile, has low and very low risk! This feels very random to me.
Does anyone know anything about the ACTUAL flood risk around there and whether I should be concerned? Not sure I trust the data as apparently surface water flooding is hard to predict.
My fingers are crossed we can proceed with no problems as we love the house.
