Hi, we’ve just accepted an offer on our house and had one accepted on the one we want to buy. Our buyer wants to exchange v quickly, she’s a cash buyer. The one we are buying is an elderly lady who has already moved in with her niece.

I instructed our solicitor on Tuesday who said she could move quickly. But still haven’t had anything from her(!) including the Engagement Letter, so now thinking I’ve gone with the wrong person.

The last time we bought was 22 years ago so have no idea what I should be doing to help things along. Any advice re timings for solicitor and anything else I should be doing in this whole process.

Solicitors tend to send letters by email these days. Have you checked your inbox and spam folder? Or is your solicitor sending things by post?

Of course, the conveyancing due diligence has to be done, so being a cash buyer doesn't mean it will be quick - only that there will be no lender to deal with.

The only thing you can do to help would be to action anything the solicitor sends you as soon as you possibly can and respond quickly to any requests.

Thank you @Nerdippy for your post. Yes I have checked spam etc and nothing. If I haven’t received anything by Monday I will phone her.
