Small Refurb project - Invoice

Hi,

We are looking to refurb our 3-bed semi in Manchester.
We have to do a full house rewire and I've found my electrician which seem to be reputable. He has 50+ positive reviews on multiple pages. He was recommended by a building company we got in for a quote.

They are quoting £9,000 for :

  • New toilet (saniflow), electrics boxed, toilet removal from kitchen
  • Plastering all chassis (guess they meant chases?)
  • Skim and spotlight ceiling
  • New bath toilet sink shower head
  • Vertical radiator
  • All tiles off plasterwall
  • Loft hatch and ladder (says this is FOC)
  • Make good all walls after electrician
  • Build shelves or sink over bulkhead which is in the bathroom

Materials all supplied:

  • 2x toilets
  • 1 bath tub
  • 1 sink unit
  • 1 shower unit/head
  • Asking for colour of the spotlights
  • Radiator
  • Skip hire included

Asking us to liaise with office for the choices

Is this price good or raising red flags?

That building company has now sent a us their quote/invoice. They are asking for deposit to reserve the date and start buying materials. They are asking for £3,000 on booking and £3,000 early August. The rewire is end of October and they would come a week after the electricians.

Any thoughts please? I am new to this and very anxious that they are saying we pick the materials and when I ask where to look for it they point us to B&Q. Aware we can pick but how about sizes and finishes and what is possible or not (bulkhead for instance).

Anxious that I can't find them anywhere else but facebook and companies house. I have asked for previous customer references and they said "have a good look around our facebook page we have hundreds of customers we don't need references were recommended by Howdens and Mustone"

Seems like a good price for two new bathrooms and some additional work.

Word of warning. Saniflow toilets are awful. They break if anything other than loo roll is put down and you have to pay for someone to come and sort them out if they get blocked. Definitely wouldn't put one in if it will be used by guests to the house . They are also really noisy so can't be flushed at night time.

Difficult to tell if the builders are any good. Could you ask if they could see if any previous customers are happy to chat to you? Could you ask for recommendations at work or from neighbours? I would trust those more than Facebook.
