Extensions cost in Cambridge or SE

We are FTBs buying a property that would need updating, because there is literally nothing good in the Cambridge market. We have set aside 100k for a kitchen diner extension ~20sqm. + contingency and extra for small jobs around the house. Ideally would love a double extension (no bathroom) but I have a feeling we will overspend significantly.

Does this sound reasonable? How can we do about getting real quotes if we don't even own the house yet? Any info will be appreciated.

That sounds reasonable as long as you have contingency.

I live in this area, I spoke to an architect at the end of last year who advised a 22.5sqm single storey extension would cost about £81k plus the cost of a new kitchen and any knock throughs. I have since decided against it considering £100k is the top end of my budget and I wanted to include other things.

More recently I have spoken to a builder who confirmed that these days you don't get much change out of £100k just for a single storey extension, if you need a new kitchen etc too.

You can start speaking to architects as you know the measurements and floor plan. Having them pay a visit to do drawings etc may be possible depending on your sellers and how close you are to completion.
