I know its how long is a piece of string..

cash buyer (no mortgage required)
us (mortgage approved etc)
our vendors (moving in with family)

rough time frame of when we could be exchanging if all goes smoothly?
cash buyer is a family friend funds are proved etc

My daughter bought her first flat last year. She moved in five months after her offer was accepted. She was a first time buyer living with us at home and the vendor was a buy-to-let landlord.

A few months later we sold a house and completed within three months of putting it on the market (and within two months of receiving the offer). Again there was no chain.

My daughter's purchase was partly delayed by issues raised by the survey, and partly because the solicitor was useless (in my view). Our sale (different solicitor) went extremely smoothly.

Based on our experience I'd say it could take anything from 2-5 months.

Ours was 16 weeks. No chain. Vendor was a landowner and we had no sale but did have a mortgage.
