chimney breasts removal - costs??

hi all
I want to remove our chimney breasts in a period property. It will give us more much needed space.

I want to remove the downstairs chimney breast and upstairs chimney breasts.

How much does it cost to remove both?
Including labour, structural engineer.

Ours was about 5k in 2016 using brackets. Would have cost more if a steel beam was required.

What with prices for building work being what they are these days I can't see it being a great option in terms of getting more space vs. cost. You might get an extra 4m2 ?

How much is how long is a piece of string. Are you north south old house new house do you have neighbours will you need re-enforcement etc.

Anyone who answers on here it will be a complete guess in the dark. You really need to get several people to look at the problem with all the input that the engineer advises and quote for it.

Im guessing old house as thats what “period” property usually means.

it's an old period property. early 1900s. London. semi-detached. there would likely be a party-wall agreement needed, but i'd have them removed anyway because i intend to do the loft down the line.

i just wanted people to share their own costs, not to guess what mine would be.

Gallow brackets are a more cost effective way to support the remaining chimney, but I believe most local councils no longer allow them, preferring a steel beam.

Why buy a period property to remove the period features. It's hardly going to make much extra space.
