Where can I share my Zoopla/Rightmove house advertisement link to get more viewings?

Hi I desperately need to sell my house.
I had already instructed a local estate agent to put the house on the market.
For the past few weeks, we had around less than 10 viewings & no offers have been made so far.

The feedback given is the second bedroom is too small but we cannot change the house structure anymore.

There are several properties on sale in our area and I want to post my house advertisement link in other properties forum to get more audience & hopefully convert online audients into viewings.

Is there any property forum I could post my house advertisement?

  1. It's overpriced compared to what else there is on offer in your immediate area
  2. It's cluttered. ((It is lively and clean but there's far too much stuff on show which makes it look smaller than it is)

I would:
Have a major declutter, pack things in boxes ready for the move, even put bigger furniture in storage.

Redo photos showing a more spacious interior.

Drop price to 410 and expect 400/395.

The market shows several end of terrace homes with garages and better gardens for the same price. I think your market is saturated with similar properties. Yours also needs a new bathroom and kitchen, so I wouldn't say it's turnkey ready.

Prices for sales In December 23 are also not good to gauge prices for now....

I agree, unfortunately I wouldn't see your house as walk in ready OP. I'd see it as needing a new bathroom and kitchen, both are substantial effort/cost.

The woodwork and doors also look very old and cheap (sorry!).

I think the price is too high for such a small and basic home. I would imagine you're target market is FTB and I'd imagine £425k is a lot for more FTB. And if they're going to spend that kind of money, they'll either want more space or a small but perfectly formed and decorated home.

I think you'll need to either lower the price or invest in it some more. Or wait until the market picks up again.

I don't know the area but based on your comparables it's overpriced still by at last 25k.

The outside is unattractive.
The two bedrooms are tiny. You need to put a single bed in one of them at least to show they're useable.

The lounge is trying to do too much- sitting room, dining room, gym and office. Remove the gym and office equipment.

The garden is bleak and tidy.

Overall I'd rather buy any of the others offered over yours. Sorry.

Those two back bedrooms clearly used to be one decent-sized one originally. Neither looks big enough to be used as an actual bedroom currently (“a one-bedroom house with two home offices”, as people have said).

If you look at other 3 bedroom houses, the ones on at 400-450k are much bigger than yours (1930s semis), with nicer gardens and garages.

The ones with a similar sq footage to yours are on at £375k. There are also a lot of two bedroom houses on at 325-350k which are basically yours but without the back bedroom split in two.

Your house is overpriced. You either cut the price to £350-375k, or you don’t move at the moment.

I agree with other posters that the first picture should be the outside of the property. If you jet washed the paving slabs & had some colourful flowers outside the front door that would make a big difference. Definitely move the exercise equipment/ shoe rack & set at least one of the other rooms up as a bedroom. The paving in your garden would put me off but if you had lots of pot plants then that would really soften the area & make it more inviting.

It’s not over priced op for a three bed, looking at recent sold prices it’s bang on the money. But it’s not a three bed, it looks like a one bed with another bedroom split in two . I’m sure it’s not, but due to the fact they are so small and narrow I think that’s where your problem is. No one is going to pay that money for those rooms.

you can present it as a three bed and hope it moves it, but I think you’re in trouble.

What are the planning permissions that have been granted within half a mile?

As others have said, those bedrooms look tiny. It's not really a three bed, so it's not attracting the interest that a three bed would.

The issue is op you’d struggle to get a bed and wardrobes in those two rooms, and the downstairs , which is spacious looks cramped. There’s actually a treadmill right next to the dining table. And office desk in the living room. And the outside needs a clean up.

now the fact you keep a treadmill in the living room won’t stop it selling, but the fact it looks like you couldn’t get a bed and wardrobes in two of the rooms,is really problematic. If you can get them in, present them as such, because they look far too narrow and small for them.

Agree with the PP - for the same price I can get a 1930'sa semi with a huge lawned garden, then that's what I'm going to choose.

Comparable properties to your own are listed at around £375k, meaning you're still 50k over the market - this is the comparable and it's garden is more appealing

At least one of the 2 smaller bedrooms needs to be presented as a bedroom. The one with the futon looks tiny.

And the living room go area looks small - the treadmill needs to go. It looks like it is too small for (I assume) 2 adults so wouldn't suit families

My house price is same as the house surrounding the area.
We are closer to the high street, has car park space, garage, new boiler, and ready-to-move-in condition.

We cannot cut the price lower as we had already reduced £25000 already.
It has been so stressful to sell the house and we do not want to resort to cash buyer advertisement which will cut the house price more.

You do realise when you buy houses they don't come with 'clutter' and, if you wanted this house, I'm pretty sure they would take the 'grey thing' away.

OP, there is nothing wrong with your house. It looks well maintained and there is nothing off putting. It's just that it seems expensive. I'd much prefer and end of terrace or semi detached.

Yes I know you can change all of that but the whole point of the agents photos is to present the house in the best light & they aren’t doing the best job imo. If buyers weren’t affected by the decor/ general presentation then there would be no point making an effort to ‘dress’ rooms for the photos. So I’m just saying that I think OP’s house is better presented overall.

If you look at the house you linked, on the same street for £25k more, it is end terrace and has a proper garden room/studio. Which means yours looks overpriced in comparison, as they have an extra room
and only have one neighbour.

Your staging and photos aren’t nearly as good, although your house seems very clean and tidy, as other have said it is full. Their 2 smaller bedrooms are almost exactly the same size as yours, but look so much bigger and are being sold as 3 bedrooms.

They also have a photo of their garage, whereas you don’t, so I didn’t think you had one.

You should use your garage for storage. Get all your exercise equipment in there. And half the contents of your wardrobes & cupboards, so you have somewhere to put your shoes. Also store the work desks, office chairs & files.

If you can’t work from laptops, set up small desks in the corner of the smaller two bedrooms, with a normal chairs.

Move excess stuff off counters in kitchen, and see if you can get a much smaller white fridge & store yours in the garage until you move.

Yes it’s annoying to do, but you want your house to sell, and it’s a small price to pay to store your things and sell a lifestyle rather than an outgrown house.

Pressure wash the front and back.
Add some colour and a garden set
Can you also pressure wash the green staining on the front wall, around the loo window?

Add beds. Use the sofa bed dressed as a bed in the box room, & get a proper double for the bigger one.

Fix the bathroom basin cupboard doors/replace the doors, and paint the unit as it lets the otherwise ok, clean but slightly tired bathroom down. Add colour with towels and plants.

You don’t need to buy things, I stage to sell, -we’ve moved a lot- with free stuff from Facebook or gumtree, & list them free again when sold.

And start with an exterior house photo, or the ad screams that there is a problem either ugly house or another issue that they tried to hide, & people scroll on without even clicking.

It's not really a 3 bed. It's a nice 2 bed that's had a spacious spare room divided up.

You have a big bedroom and two box rooms where your classic 3 bed is a big bedroom, a small double and a box room. You only have one double room.

Therefore your comparables are 2 bed houses really. Dividing a space doesn't make it any bigger.

Agree with the other comments re treadmill, shoes, workspace in the downstairs

Anyone serious about buying will be searching zoopla and rightmove multiple times a day. If your house isn't catching their eye, then either the price is wrong or the listing is bad.

Yes because as I said above the whole point is it’s about how the house is presented in the photos. Otherwise what is the point of a thread like this? If everyone can see past this stuff so easily then why doesn’t everyone just leave their house in a state when they have the photos done? Leave their pants out on the floor & their old pots & pans in the sink? What those photos scream out to me is that they are lacking in space hence the clutter. Which is exactly the advice given to the OP. It’s not just a matter of seeing past it, it’s wondering how it relates to you & how your stuff would look in there.

I think it looks like a nice little house. But it is little. Someone searching for a 3 bedroom house will probably be looking for something bigger and this seems more like the size of a 2 bed house.

The market is set to what people will pay , so they don't care how much you need to sell for. I think you need to readjust your price aspirations, or stay put for a while longer.

It's a perfectly nice, clean house but it is very small and it also appears to be significantly over priced compared to your competition.

This one, in your road has struggled to sell (was reduced nearly a whole year ago) and was advertised at 25k less, despite having a garage in addition and a very slightly larger sq footage. It's on with the same agent. Do you know why they have listed yours higher?

Yours looks to be more in the 375-400 category. At present, potential buyers in your area appear to have quite a lot of choice and it's unlikely that most of them can afford to overpay. Why can't you afford to reduce it to a level that the market will offer you (probably sub 400k)?
