Where can I share my Zoopla/Rightmove house advertisement link to get more viewings?

Hi I desperately need to sell my house.
I had already instructed a local estate agent to put the house on the market.
For the past few weeks, we had around less than 10 viewings & no offers have been made so far.

The feedback given is the second bedroom is too small but we cannot change the house structure anymore.

There are several properties on sale in our area and I want to post my house advertisement link in other properties forum to get more audience & hopefully convert online audients into viewings.

Is there any property forum I could post my house advertisement?

The price clearly a problem. You can price for a fast sale but you won't get top whack.

The agent has done everything they can including putting my advert on premium in Zoopla and Rightmove

if someone is looking for a house they will look on Rightmove/zoopla/estate agents in the area they want. They won't generally look at random property forums or Mumsnet.

If no one is offering, it's the price.

If it's got a Premium spot on Rightmove and Zoopla, it won't need more traffic. It'll be getting a lot.

So your problem isn't sending more traffic - which would probably not be from target buyers anyway, if you use an online forum, it'll more likely be nosy people at work - it's conversion.

Are the photos good? The listing text?

If they are fine, you're back to price. How is it priced compared to other two beds? How about one beds, if the primary concern is that the second bedroom is too small?

Less than 10 viewings suggests the price is too high and the listing isn't selling the house. How many views has the listing had in that time?

When they give you feedback, it's always about the price. They don't expect you to magically make the second bedroom bigger. What they are saying is, 'I believe my budget is enough to have a bigger second bedroom.' You need to make your price reflect what exists in the house you currently have.

If you haven't had any offers, it's nothing to do with what the house does or doesn't have, and everything to do with what people are willing to pay for what it has or doesn't have.

My house price is same as the house surrounding the area.
We are closer to the high street, has car park space, garage, new boiler, and ready-to-move-in condition.

We cannot cut the price lower as we had already reduced £25000 already.
It has been so stressful to sell the house and we do not want to resort to cash buyer advertisement which will cut the house price more.

It might be that there's nothing you can do and you just have to wait. People are waiting on the election and rates coming down so it's a bad time to sell in general.

If you're in an expensive area, your house might be fairly priced for the area but buyers in your price range are choosing to get more for their money elsewhere. That's what's happening with our house at the moment. Houses are selling for asking price and the asking prices are reasonable compared to previous prices. But buyers are worried about being "trapped" in the house they buy now, so lots are prioritising having a potential forever home in a less desirable area (which is a totally valid choice, of course).

Share the link here, prepare to be battered but people will give you good info.

I agree that the election is likely to have stalled some people.

People who want a house go on rightmove/zoopla. Unless it has some niche interest - acres of land, historical interest, etc - in which case it’s worth sharing on forums.

have they done everything though? We had a barely any viewings with one agent in 12 weeks, they were lazy. We switched and had loads of viewings and have sold - the new agents were very proactive, sending the property to people on their books etc.

Unfortunately, I think the semi detached properties in the same price bracket offer better value for money and look more appealing externally.

I’m always off put if the first picture isn’t the house front - I assume an ugly house or house in odd location. I wouldn’t bother scrolling through the photos.

Apart from that, house is clean and tidy.

You mention in your post that you are desperate to sell, and it feels that way from your house details, I'm afraid... It looks like a house where there simply isn't enough room.

The kitchen looks very small from the floorplan, and the second photo where the fridge dominates, makes it look absolutely tiny. Is it a big american-style FF or is it just a truly awful photo? It just looks like there's no space for it.

The desk, weights and running machine in the dining room shout 'there's not enough space for us here', and the sofa in the bedroom says 'if we put a bed in here it will look tiny'.

All of these together make me feel like I'd outgrow it really quickly.

Added to that, I'd want to replace the bathroom, which is dated, and the back garden is not that attractive.

You can't do much about the bathroom, but I'd be staging the bedroom as a bedroom and losing the downstairs desk (you might just have to work at the dining table for a while), running machine and weights. Also move the shoes by the back door - who wants to sit by stinky shoes whilst watching the TV?

The other house you linked to is a period property, with more usable space downstairs (and no WFH vibes) with a much nicer garden and a second bathroom.

You've got too many wfh/ office stations. Shift the downstairs one even if only temporarily.
Get rid of the treadmill whilst photos are being taken.
Put office into third bedroom .
The fridge dominates and makes the kitchen look tiny

You have advertised a 3 bed house but have presented it as a 1 bed with an office and futon room. I would suggest setting up the room with futon as an actual bedroom. People want to see how you fit a bed and actual furniture in.

It doesn’t look too bad in comparison to others price wise, and photos are good.

The main thing that would put me off is the garden. I think having it turfed would just look so much nicer. I don’t know if you could afford to get at least part of that done?! And move the treadmill out of the photo and for viewings it makes it look cramped.

That’s a good point about office s, and that it’s a one bedroom house with two offices. An office automatically screams at you ‘small room’.
