I want an extension.
What do I do first? Next? Last? I literally have no idea. Looking to add into mortgage when I renew in about five months.

Find an architectural technologist, rather than an architect. Getting recommendations from local facebook pages is a good start, similar for contractors later on. They will do a measured survey, then do some proposed plans based on what you brief them you are wanting, they will also advise about any planning approval needed and building control approval. Then when you have some agreed plans and building control drawings you can give them to contractors to price.

Yes, and generally more technically focused and sensible, rather than going off budget with fancy convoluted design that no one can afford!

You could also approach design and build firms. They offer packages including plans, planning permission and then subcontractors to do the build itself.
Even if you end up not going down that route getting a few of them in to speak to and provide quotes will give you an idea of what you can get for your budget.

The websites of these firms will have loads of example of their work and you will probably also be able to see what they've done locally.

Also ask around to see what neighbours have done to see whats possible in your area and give you ideas.
