I've got an unusual scenario (and it's not clear from my agent contracts) so asking here in case anyone has done similar:
House on the market with Agent 1, a few interested parties but all not proceedable and things were dragging on. Decided to try a new agent (after contract expired with Agent 1) at the same price, to see if it was an agent or a price issue (we were on at below agents recommendation anyway for a quick sale).
Agent 2 didn't seem much better, again a couple of viewings with 1 interested non-proceedable party. So we went for a price reduction, figuring that it must be price. Then someone who viewed with Agent 1 came back and made an offer since they found a buyer for their property. Emailed Agent 2 to confirm and they just removed house from the market.
Chain has now collapsed and our buyers are no longer proceedable - we would like to give them a little time to try and find another buyer - but our onward is not waiting for us so we are getting antsy.
We are still technically in the contract period with Agent 2 (until end of July). So finally (and thanks for reading this long), if we wanted to go back on the marketw with Agent 1 (whose fees are much cheaper) at the new reduced price, can we do this from August? Or is the 16 week period for 16 weeks of marketing, and not calendar weeks since the contract was signed? Also, would I need to serve the 2 weeks notice and allow Agent 2, 2 weeks of marketing the property again?
