Hi all,

I have an architect coming to view this property with me tomorrow but just wanted to see if anyone had any rough ideas on how to make this floor plan a bit more modern open living with regards to the kitchen/diner/utility space.

Some ideas I had included adding an extension to the rear of the house between kitchen and reception room 2. Or knocking the walls down in red. Any other ways to configure this? I’m

Secondly house is a 3 bed semi sharing a wall with the neighbours on the reception side of the house.If I was to flip the kitchen layout totally and have the kitchen in the reception room two with appliances against the neighbour party wall, would there be any problems with this?

ok - just my thoughts - flow of rooms is a bit odd.

I'd consider converting part of the reception room 2 nearest to the stairs as downstairs WC and utility room and pushing the access/door to the current utility back to the roughly the same wall point (if that makes sense) - I do like a downstairs loo!

then make the extension, current kitchen, current smaller utility and the rest of the reception room into one large open plan area.

You will have to balance open plan living with storage space - consider where you put coats, shoes, bags etc . Can't quite work out which way the stairs go so could put toilet under stairs, stacking wc/dryer etc in the storage cupboard and perhaps have coats etc in new utility room
