Advice on offer

Hi,

Would an offer of 455k on this bungalow in Upminster be decent for this area?
I visited once and didn't find anything wrong, seems quite well connected to London with a decent amount of shops on the high street.
The last 3 sold on this street were below 432k.

455 is close to 98% of the asking price so a very reasonable offer. Other sold prices are a factor but they could have been needing a lot more work, have smaller plots or need quick sales due to probate etc so I wouldn't put too much on those.
Walking distance to stations and town seem like it would.be worth paying for the convince.

It all really.cpmes.fpen to what you're willing to pay. If its perfect for tour commute etc then you'll pay what you need.to.

If I was the vendor I would seriously consider that offer.

I've no idea what's reasonable for the area. Did you ask if anyone else was showing serious interest during the interview? That could help with an offer.

However, offering £455k seems a reasonable offer and I guess you'd negotiate if they want more.
