Looking for some building regs advice please. We had an internal reconfiguration done last year, it comprises only a portion of the works we have planning for (total works also include loft conversion, porch etc). Our builder liaised with building control who came out several times, gave feedback etc. Builder finished up in November with a view to coming back this year to do some further work.
Building control emailed in Feb / March asking for an update on the footings in a hole supporting a steel, with an email dating back to September saying the hole had been filled without them inspecting and in order to give building regs they need assurances from the structural engineer. Engineer is saying he never inspected it either. By the time this came to light the kitchen and floor has been fitted and to uncover the hole would be a bit problematic.
If I’m honest I think the builder has dropped the ball but building control are now saying it was our responsibility - but yet they never copied us in any emails until they followed up 6 months later.
I’m gently pushing the builder asking him how to sort it out but haven’t succeeded yet. I don’t want to point fingers, just want to know what our options are.
We have no immediate plans to sell the house, it was always a long term property but I don’t really like the idea of not having building regs sign off. But I also don’t want to rip a new kitchen out.
Any constructive feedback on our options here would be appreciated.
