Anyone with experience of the Scottish market in the Central Belt know how much properties are going for over asking price / home report value currently?

I've been advised it can be 20%, does that sound accurate?

It's quite area specific - where exactly in the central belt? In my area things have slowed but certain houses still go to closing and way over. A house on my street just sold for 23% over HRV.

As pp said it depends a lot where you're looking. Where I live goes way over because it's nice & central and the local high school is placed high in the leagues & has won awards

The town I used to live in they don't go so far over the asking but generally still over

In my area of Glasgow people will pay way over the top of the asking price. Not unusual to offer extra £60K plus. The type of houses are mainly 3 bedroom 1930's style semi detached. The local schools are at the top of league tables in Scotland and houses are snapped up within days of being advertised.

The best thing is to look at recent sold prices in the vicinity of the house. Only works if it is a pretty standard property.
School catchment is all important.
