What to offer on a house on for 260k

House has been on since November last year, originally on for 290 and then slowly reduced to 260.

It's under 2 estate agents which makes me think they're desperate to sell.

Viewing it at the weekend.

Our budget is actually 250, but would starting at 240 be too cheeky?

235 would be a good offer within 91% of asking. I'd start there. It's not so much of a lowball to offend - and should give you chance to increase. They will rightly try to push your offer up wherever you start.

Speak with the EA and ask what the vendor is most likely happy to accept. You don’t want to offer too low to the point that you piss the vendor off and they don’t accept any more offers from you.

I would start at £240k and go from there.

So many threads asking if an offer is cheeky. Even if it is what's the worst that can happen, they turn you down and you go back.

You don't need to overthink it that much. I wouldn't have thought they'll accept anything below 255 if they've come down that far already but you never know.

Have you seen how much the nearby houses were sold for? Might give you a better idea of whether to start at 235k or 240k.
