Hi,

We offered on a probate property late March. Since, the probate has been granted, the searches ordered and received by our solicitors and survey completed.
We have just returned proof of funds to our solicitors and the mortgage offer is on its way to them. So I think all is left is enquiries and contract?
How long would you say for exchange and completion?

How long is a piece of string? Assuming you don’t have a related sale which could hold things up, you could be looking at a couple of weeks to exchange BUT it all depends what comes up in the title and search results, and how long the sellers take to respond to enquiries. If there’s lots of executors and/or beneficiaries that could add time too.

We're at the same stage with only enquires left but I'm still expecting an August completion, it's only FTB, us and sellers with no further chain but I'm a pessimist

It has only taken 2 weeks to get to this stage though so maybe we'll be speedy
