Is this rude or am I just old fashioned?

We're on the market now - terrible sellers market where we are and we've dropped our price hugely to try and generate some interest, after being off the market for 6 months. We've had about 8 viewings in 2 weeks and 2 of them have been second viewings (one 10 days ago and the other 3 days ago). Neither second viewers have come back to the EA - no contact, despite chasing. Is this rude, weird or what? I remember only doing 1 second viewing and that was for the house I now live in, but even if you don't like the house, surely you'd tell the EA that?

Not necessarily… fake grass is personal preference, some people actually like the stuff and pay extra to install it! They may be unaware a lot of their viewers don’t like it unless they get some honest feedback.

But they could get lucky and find a buyer who doesn’t mind it or actively sees it as a bonus. It won’t affect the valuation much either way but just make the house harder to sell if more people see it as a negative.

Ok that’s your opinion which I don’t share ( that EAs will give lower valuations on properties with fake grass).

Most of the agents in my area wouldn't even be able to tell the difference 🙄

It's probably just lack of time. When we were doing viewings we were having to squeeze them in around EA availability and work commitments, not easy to take a phone call at work so I wouldn't have responded to a phone request. TBH several times I was annoyed at my time being wasted by inaccurate descriptions!

Might be worth getting a friend to mystery shop it too. Some EA are really annoying and hassle you persistently afterwards for feedback and whether you're going to make an offer. The one we sold with didn't phone people but did do just one follow up email the following day. Most of the feedback wasn't useful anyway - of the 'downstairs was too small' variety!

The fact it was a second viewing could mean different things. It could be the person liked it and wanted to compare again with a shortlist of others. Maybe they liked it but were put off by something they only noticed second time. Maybe they wanted to bring someone else with them to the second viewing to get their opinion.

Not rude at all. No response is the feedback that they are not interested.

Often the EA will contact for feedback, we've been honest about every viewing, if asked, but wouldn't offer up our blunt opinion as that is rude IMO.

That one viewing we did at the dirty, smelly house with lime green artexed walls, the bathroom was occupied during the viewing, we couldnt get out of there fast enough, wiped our feet on the way out.

Since when has this sub forum become AIBU with the level of rudeness going on on this thread or is everyone just super fucking grumpy all of a sudden.

Feedback is either given or not and I agree that whilst not everyone gives feedback as to be expected it's actually helpful to those who are trying to sell if it's done properly and people buying view properly and not just go out for a jolly like some viewers do with no intention of buying.

We gave feedback based on listings (we viewed a property we liked but wouldn't have if the listing said the only way to access the property was over a farmers field the owner had to pay to access), and other material facts that help buyers sell such as the smell of cat piss and the sticky carpet was so overwhelming we didn't even go past the living room.

When we were getting feedback it was all bollocks though; they didn't want a 4 bed, they didn't want a drive at the back of the house (were a corner plot), they wanted a separate dining room etc.

Two identical items and identical price

One seller with 5** star feedback from hundreds of people or one seller with no feedback. I wonder who you will buy off (in fact I know don't try and bullshit)

Are you sure the EA has tried to follow up with the viewers? I find most don't bother lately, they just want you to submit an offer or go away. No chat.

We bought last year and I gave feedback because I knew having been a seller it meant you could mentally move on to the next seller and also as I was trying to get agents onside to some extent so I would be one of the first people they let know if they had something new coming on. I could tell if DH didn’t like it during a viewing and would wrap up saying nice house but not for us which doesn’t really help anyone but saved work later. If we needed to discuss it I would email the agent another time.

Our current house we had a second viewing on and so did someone else on the same day allegedly . It needed a lot of work and we felt as someone else was interested we would leave them to it especially with the cost of getting the work done currently so emailed that agent to say that . He came back to say the other people hadn’t made an offer and to offer what we felt it was worth. We did, they didn’t accept first offer but the wording was encouraging that they may a second one for a bit more so came back with another 10k and settled on 10% under asking so worked well for us.
