Buying near an incinerator

Just that really. Fallen in love with a dream home - ticks all boxes - but is just over 2.5 miles from a monster incinerator as the crow flies. In a good position as cash buyer, sold and in rental so not desperate. Obviously concerned about health implications and its visible from a distance but not intrusive at all.

Would you buy or run?

Does it produce smells? Noise? Lorries coming past?!

I’d be asking the neighbours about it

I live on a farm and on occasion the smells can be borderline intolerable. It’s quite common not to be able to open doors and windows.

As well as the smell I imagine the dust is pretty bad too.

But, for dream home, I would be knocking on the doors of nearby neighbours and asking. More than one, so you get a rounded view.

Oh and I would also want to know that there’s no chance it will be allowed to expand and come closer.

No smells or lorries, no impact on property in that regard. I am mainly concerned about health implications for my children from any pollutant emissions.

How far are you from the incinerator? I hadn’t considered dust …

Nowhere near one! We are 100 ft from a silage pit which is animal waste. If you are worried about pollutants then you definitely need to ask someone about the dust - because that is how they will be carried (as well as the water maybe? Companies just get fined if they pollute water instead of shut down, it seems).

Our high school was next door to a large government hospital that had an incinerator.
The smell was awful. No visible dust. But we would always imagine the kind of things that were being incinerated…. Think amputations 🤢

I live less than 2 miles from an incinerator. If I didn't know about it (and the village hadn't tried to get planning refused) I wouldn't know it was there. A few years on and there has been no change in air quality or health concerns at all, and the increase in traffic has been minimal.

I live in a town with a big incinerator on the edge, in an industrial estate. There are tens of thousands of people within 2.5 miles of it. Never heard of any issues. The chimneys do have huge filters on them.
Personally I wouldn’t give it a second thought.

My parents live near an incinerator, probably about the same distance away and there were some local objections before it was built but now as far as I know it's never mentioned. I'd be very surprised if anyone who lives around them would even think about it, it's nowhere near and you can't see, smell or hear anything
