Help please! I know absolutely nothing about buildings works but our porch is in a terrible state I want to knock it down and build another one. Where do I start? Do I find a builder first or do I need to getting planning permission? An idiots step by step guide would be much appreciated! TIA

if you are replacing a porch with a similar porch in the same location and you aren't in a conservation area, you probably don't need planning permission.

Is it mainly glazed? My first port of call would be window companies.

No it is brick and part of the main house, like a mini extension. I don’t think it was built well as there is cracks and water getting in through the roof

These are the rules for porches and planning permission. They can be permitted development, but the restrictions are quite small, so they often do need full planning permission.
