Best and Final Offer on a Rental!

Viewed a flat that’s been on the rental market for a month. Liked it but not as nice as pics.

Agent reduced it by 4%. We thought it was still overpriced and so offered 4% lower on a 24 month contract (with rent review clause). Agent passed offer to landlord who said they wanted to wait and see.

Email from agent saying asking price offer would be accepted. We stuck to out guns and said offer stands but no more.

Agent emailed again saying they’d received another offer so please submit best and final offer.

Do you think it’s a legit offer or just trying to make us pay more?

I doubt they would tell a direct lie but of course no one can say for sure. It’s a risk if you choose not to offer asking price, however.

I think it’s quite likely for that to happen within the space of a month. You have said you think it is overpriced but not outrageously so. I pay for a tool that shows me house price drops and rental price increases and drops. Over the last two years I have noticed agents hiking rentals up between May and around July.

People are so desperate to find a home that they will overpay. I think it’s plausible that someone had an eye on it and only made a move once the reduction happened.
