if it is a buddleia, it will have lovely purple flowers that smell nice. Not a problem but can get big!

I’m only worried about Japanese Knotweed and literally have no clue about plants!

That doesn’t look like knotweed to me. My first thought was also buddleia

Definitely not Japanese knotweed. My friend had some in the garden of her rented home, so I've seen it close up and it doesn't look like that.

They should check for things like Japanese knotweed if you pay to have a survey done :)

Yeah I don’t want to pay to have a survey if knotweed as wouldn’t buy! Trying to save myself some ££!

Oh I see! Buddleia can be a bit invasive which could explain it being all over the place!
